This is a rental-income tool for the 49 oceanfront resorts of Myrtle Beach. It answers one question — what has this building, this unit type and this view been reported to earn in a year — from 1,106 gross income figures owners put on their own MLS listings since 2022.

Every figure is gross and reported by a seller, not verified by anyone. It is not a forecast, not a promise, and not what you would keep after the HOA fee, cleaning, management, insurance and tax. What it is: the most any owner has actually said out loud, in writing, on a listing.

01 What the number is

Highest Reported GRI.

The tool's answer is one figure, and it has one definition: the largest gross annual rental income any owner of a unit facing that way has reported for that building and unit type since 2022. Every instance of it on the tool carries the number of records behind it, the year it was earned, and the string the listing agent actually typed.

It is a maximum, not an averageA ceiling is what a unit type has been shown to do when it is run well, which is the number a buyer underwrites against. It is not what a typical unit earns, and the tool never says it is: it shows the range the rest of that cohort's reports fall in beside it.
It is guardedA single reported figure more than 3× its own group's median is dropped as a likely keystroke before the maximum is taken. Raw, the highest efficiency figure in this study is $136,985; guarded, the best any efficiency has been shown to do is $54,000.
Orientation is part of the key, not a labelThe MLS records whether a unit is oceanfront, and 47 of the 79 buildings measured carry owner reports from both sides of the water. A figure is the maximum over the reports whose own oceanfront flag matches the side you picked — never borrowed, blended or inferred from the other side. Against a building-wide figure, 17 headlines change value and 20 stop having one at all.
It is gross, and it is seller-reportedGross Annual Rental Income is a free-text field an agent fills in. Nobody audits it. Projected, expected and achievable figures are stripped before anything is computed, so what remains is a claim about a year that has already happened.

How that compares

Against the same bedroom type and the same view everywhere else measured, drawn from individual owner reports rather than from building maxima, and against the best figure anyone has shown for that size.

Whether the price is attractive

Highest Reported GRI against the median asking price for that cohort. A ratio between two published figures, not a return — and flagged where the HOA fee alone already takes more than 35.0% of the income.

These are market-level and they come out of the same 1,106 reports the tool reads. Nothing on this page is typed by hand; every figure here is written by the build that writes the tool.

“Other units” is every unit not identified as direct oceanfront in the available MLS records — ocean view, side or city. The source records only whether a unit is oceanfront, so the three cannot be told apart.

Median of the individual owner reports since 2022, oceanfront against other units, within each bedroom type. Built from individual reports rather than from each building's Highest Reported GRI, which is a maximum: comparing those would compare the best-reported unit on each side rather than a typical one. It is a difference between two medians of what owners reported, not a valuation of a view, and it says nothing about any one building. A bedroom type appears here only where both sides clear 8 reports.

The distance between a poor year and a good one is the whole business

On the 65 building-and-unit-type cohorts with enough reports to draw a quartile, the distance between the lower quartile of what owners reported and the highest figure the same cohort has reported is a median of $18,898 a year. That spread is not a market difference — it is the same unit type in the same building, run two different ways.

The operating gap as the resort pages draw it: measured across both orientations, on the reports that cohort holds. It is the one figure on this page that is not split by orientation, and it is shown as a range rather than as anything to underwrite.

Most figures rest on very few records, and the tool says so on itself

Of the 190 selections carrying a figure, 53 rest on a single owner report, 34 on two and 22 on three. Only 80 of the 262 selections have reports in three or more distinct years, which is why the tool draws no per-selection income trend and says that in place of one.

What this refuses to tell
you.

Each of these is something the tool could have rendered and something a reader would have believed. That is exactly why it is not there.

Income is one side of it. The dues are the other.

What a unit earns only matters against what it costs to hold. The sourceClosed-sale records from the Coastal Carolinas Multiple Listing Service for 2006 through 2026 — 18,854 sales across 49 resorts. No listing, address, unit number or owner appears anywhere on this site; everything published is an aggregate.
The unit of analysisBuilding × unit type × orientation. Never resort-wide and never pooled across unit types: a resort-level figure is an artifact of which units happened to sell.
The income yearGross Annual Rental Income is free text stating the year it was earned; that year is parsed and used, not the sale year. 2022 onward only, so a figure is set against dues and prices from the same era.
What this does NOT sayIt does not say what any unit will earn, what it would earn net, or that a high income-against-price ratio is a good buy. It reports what owners have already said they earned, gross and unverified, with the record count and the year attached to every figure.
